CM(construction management)is that CMR(Construction Manager)with professional knowledge on behalf of investors manage the project team such as Design team and Construction team, also control the construction quality, cost and construction progress from construction planning stage and construction stage to construction completion.

PhaseI:Basic design to Detailed design
Basic plan phase
Basing on investor's plan in very early stage support for consideration on construction plan, budgets and schedule.
  • ・Draft schedule(design&construction)and budget based on investment plan.
  • ・Conduct preliminary survey for site project before construction.
  • ・Advice and valuate design candidates and selection of designers.
Basic design phase
Advice on schedule of whole project and a breakdown of budgets.
  • ・Valuate site situation, scale of project, difficulties and easiness of construction then advice the design, contraction, construction schedule.
  • ・Advice on basic construction schedule.
  • ・Advice on construction budget and plan for breakdown of budgets.
Detailed design phase
Examine the adjusted budget, check and reflect the construction plan on design.
  • ・Manage and maintain the master schedule, design schedule for appraisal.
  • ・Point out the necessary procedures in each stage of construction, advice and hold meeting before contacting with related authorities, utilities, neighbors.
  • ・Offer VE design.
  • ・Advice the schedule of detailed construction.
  • ・Advice the recruitment and selection of constructor.
  • ・Explain site situation to many constructors, conduct Q&A, collection quotation, and after negotiating prices, we restrict the constructor.
PhaseII:Order for construction to after completion of construction
Ordering construction phase
Conduct construction order, select contractor.
  • ・Check the content of quotation for each order item, negotiate and select constructor.
  • ・Make the construction contract for each order item and advice on these contract.
  • ・Basing order form(Cost on, separate order)adjust the contractor connections.
Construction phase
Manage the whole project and general adjustment.
  • ・Coordinate with constructor, authorities, utilities.
  • ・Conduct quality management under the point of CMR's view.
  • ・Adjust the general schedule for construction progress and construction plan basing on basic construction plan and basic construction progress plan when requested.
  • ・Adjust generally the construction detail design of construction items basing on basic construction design when requested.
  • ・Manage the general safety management inside and outside project site as requested.
  • ・According to request, manage change of construction costs, and conduct technical and business management about construction fee payment.
  • ・According to request, attend all examinations and surveys.
After completion phase
Completion to delivery
  • ・Confirm on handover documents.
  • ・Make work report.
